Over the past several months, I’ve had many conversations with clients about the real value of their home equity. It’s easy to feel optimistic when you see high home prices, but a closer look reveals a more nuanced picture. Since fall 2025, inflation-adjusted home values have actually declined by about 4% in Texas and 2% nationally. What this means is that, even though nominal prices are up, your real purchasing power—the true value of your equity—isn’t exceeding where it stood back in 2019.
